Parkside Preserve, Greene Farms, Creekside – Ypsilanti Township Neighborhoods Offer Great Value.

Ypsilanti Township homes for sale offer great value and amenities for buyers. Ypsilanti township neighborhoods, especially those built in the 1990's and 2000's were hard hit during the recession with values in some instances falling as much as 50 percent. Now with home values up significantly from the lows of 2009-2010, many sellers are in a postion to put their homes on the market. In fact there is a lot of pent up demand where families have outgrown their Ypsilanti starter home but have not been able to sell - stuck because the value of their home was below their purchase or even their mortgage payoff. But with the average sale price of a Ypsilanti Township home now up to $180,899 with 135 homes sold through July and average time on market of 35 days, Many people are ready to make the move. Additionally, Ann Arbor has been red hot over the last two years and many buyers have been priced out of this market.  When shopping for a home a buyer in Ann Arbor can get a1000 square foot home, build in the 1950's or 1960's with 3 bedrooms and 1 to 1 1/2 baths for around $200,000.  In Ypsilanti township, 200k will buy you a nearly new home in excellent condition with 4 bedrooms, 2 1/2 baths, yard, deck and 1,800 to 2,100 square ft.  Its no wonder families needing 3-4 bedrooms, first time buyers and buyers in general looking for the most bang for the buck are flocking to Ypsilanti Township. Now that we are through the peak spring and early summer selling season, we are seeing strong inventory with several good buying options at each price point.  While prices remain near the high of their range, they are still significantly below the peaks of 2005 and offer great value NOW and an upside price potential for the future. A few of our "go to" neighborhoods with good inventory and high quality housing stock are listed below.  Fore the most part these neighborhoods were build from the mid 1990- mid 2000's by Pulte.  They are well built with very popular floor plan options that buyers really like such as master suites, large great rooms, eat in island kitchens, large yards, with fences allowed and often very nice decks.: Greene Farms:  Greene Farms is located in Ypsilanti Township off Whittaker Rd., between Textile and Willis Road.  The subdivision was built in many phases from 2001-2007 by multiple builders including Pulte Homes. Large neighborhood with several phases. Walk to schools, neighborhood pool. Parkside Preserve of the West: Also known as Paint Creek and Paint Creek Farms, subdivisions are in Ypsilanti Township with Ypsilanti mailing address and Lincoln Schools. Newer homes built in 1999-2004 feature 1200-2200 sq.ft. floorplans. The Preserves:  The Preserves is located in Ypsilanti Township off Textile Rd, south of Ford Lake and I-94.  The community consists of newer 3-4 bedroom homes built between 2002 & 2004.  Most homes offer 2300-2900 square feet Partridge Creek:  Newer homes built in 1999-2004 feature 1200-2200 sq.ft. floorplans. Open Great Room / Dining areas, Cathedral Ceilings, Fireplaces, Master Suites, Basements may be Finished, Decks or Patios and Attached Garages. Some homes back to the Wooded Nature Area. Creekside Village West:  Creekside Village is located in Ypsilanti Township off Tuttle Hill Rd., South of Ford Lake and I-94.  The subdivision features newer luxury homes built by Pulte Homes and Lombardo Homes in a park like setting. Millpointe:    Millpointe is located in Ypsilanti Township off Merritt Rd, south of Ford Lake and I-94.  The subdivision (also know as Streamwood Subdivision) was built by Gabrian Homes
