Why Buy New Construction in Ypsilanti?

Buying a new construction home is attractive for many reasons. Brand new appliances, heating, and air conditioning systems mean that little maintenance and few repairs will need to be done for many years to come. With improved energy efficiency over older homes, new homes will have lower energy costs. They may also be equipped with state-of-the-art alarm systems, speaker systems, and Internet wiring, which means that you won’t have to put time and energy into adding these yourself.

New construction in the Ypsilanti area offers pristine homes close to the area’s shopping, dining, universities, and parks. With home styles ranging from colonials to ranches, Ypsilanti’s new construction has offerings for first-time home buyers and seasoned homeowners alike; growing families as well as those looking to downsize. And, many of the home prices for new construction in Ypsilanti and Ypsilanti Township are lower than what you will find in other nearby areas.

What to Be Aware Of

With all the benefits of new construction, there are some things to be aware of as well. If you visit a model home with lots of wonderful amenities, putting those same amenities into your own home can really add up. Such amenities, upgrades, and customizations can sometimes be worthwhile investments, but other times they can greatly increase the cost of a home.

A knowledgeable, experienced real estate professional will be able to discuss which improvements offer the best return on your investment. Also, it’s important to have buyer representation–even with new construction–to help you make selections like choosing lots and discussing floor plans. It’s also important to have a thorough home inspection completed by a licensed home inspector when construction is complete.

There are many questions that may come up as you begin your search, like,

  • Who pays for landscaping at each site?
  • Who pays for the sprinkler system so the grass and plants are watered?””
  • Can I get a new construction with my VA loan?”

An experienced real estate agent will be able to answer all your questions and help you identify which neighborhoods and floor plans are best for you, as well as let you know if there is a layout specification in a pre-existing home that the builder cannot re-create.

It is important to note that in order to have buyer representation, your realtor must first sign you in or you must present the salesperson at the new home with your realtor’s business card when you first visit the site. The PiperPartners Team has strong relationships with most area builders who are grateful to work with knowledgeable agents.
