Liberty Lofts- Downtown Ann Arbor. Consider if: you want to live in a loft building downtown but in a quiet neighborhood with heated onsite parking. Ann Arbors only true factory loft conversion! Beautifully done by Morningside Development in the mid 2000?s Liberty Lofts is always ont he top of my list when buyers ask for Downtown Ann Arbor living. Handicap accessible, elevator, heated garage parking are just a few reasons. When you enter the building you quickly see that the architects were careful to consider the heritage of this manufacturing building and the materials and finishes used are all complimentary and of high quality. Floor plans range from @900 square feet to over two thousand square feet. Floor plans are loft style so the room dividers dont go all the way to the ceiling. You will find beautiful high end factory style windows and European style patio doors, cement floors (and ceilings) high ceilings, original columns add an additional architectural element. Ashley Terrace - 111 North Ashley - Downtown Ann Arbor. Consider if: You want to live in Downtown Ann Arbor in a secure high rise condominium building with heated onsite parking. Build in the 2000's as Ashley Terrace, the name was changed to 111 North Ashley when a portion of the unsold units went into receivership during the recession. That period is behind us now however, as all the units are sold and in the last year have zoomed up in value. Floor plans range from 600 square foot efficiencies to luxury penthouse units. There are many 1 bedroom 1 and 1 1/2 bath units and two bedroom 2 bath floor plans. Most units have hardwood floors and upgraded kitchens with granite counter and higher end stainless appliances. Located on the edge of downtown at Huron and Ashley, you can easily get to the U of M hospital, U of M main campus in just a few minutes on foot, bike, or bus. Short walk to dozens of great bars restaurants and shops. Ashley Mews - Downtown Ann Arbor. Consider if: You want to be downtown and able to walk to and from dozens of great restaurants and bars, want an urban all brick townhouse, want a separate entrance and attached garage, want tons of square footage. Larger urban mixed use development build in the early 2000's. Ashley Mews offers many floor plans ranging from smaller @1200 square foot units with detached carports to large 2000 plus square foot units with two car attached garages and 4 levels of living space. Nicely finished inside and out. Generous construction details, tile, granite, high end appliances. Separate entrances. There are also a handful of penthouses on the top two levels of the Ashley Mews office building. These offer elevator and secure underground parking. These penthouse units rarely hit the market. Just steps to the restaurants, shops and bars on Main street, easy walk to U of M business school, athletic campus and main campus as well as any downtown Ann Arbor offices. Northside Ridge and Northside Glen - Northeast Ann Arbor. Consider if: You want to be a newer contemporary floor-plan, on a bus line, minutes to University of Michigan North Campus, U of M Medical Campus and with easy access to highways; want a reasonable priced condo with lots of amenities. Go for the ridge for more amenities, three bedrooms and an attached garage. The Glen for maximum value and a detached garage. No pets allowed in the Glen. Built in the mid 2000's Northside Glen and Ridge offer a great alternative to the Hospital district that is more affordable and offers excellent amenities. You can still get downtown and to the hospital easily by AATA bus - right on the route 1 and 1a. Just three miles to downtown - less than 10 minutes. Berkshire Creek - East Ann Arbor. Consider if: You want to have easy highway access, be close to shopping (Whole Foods, Trader Joes, Arborland and Arbor Hills), Want to be minutes to downtown Ann Arbor, U of M campus, Eastern Michigan. You want more amenities than you can get downtown for the money. You want a two car garage. Berkshire Creek condos is a smaller development with two floor plans. Both feature 2 car end to end attached garages. They are stacked two-level townhouses. The larger floor-plan features huge spaces - open feel! Very large living room area. Upstairs loft area can be used for exercise, office or guest space. Smaller floor plan also features a generous living space. Two bedrooms each with their own bath. One of the nice features of these condos in their large patios. the north facing units face the woods, while the south units benefit from the extra sun, but back to the Whole Foods shopping center. Brentwood Square - East Ann Arbor. For those that want to stay well under $200,000. Two floor-plans with variations. A smaller (@1000 sq. ft.) tri-level with attached garage. Two bedrooms 1 and 1/2 baths. Larger floor plan is an upper two story townhouse unit featuring a large living area with either two bedrooms two baths up or a large luxury master suite with huge walk in closet. Great location on Huron Pkwy. Walk to Gallup Park, Whole Foods. Easy access to all of Ann Arbor and just 10 minutes to Main Campus or Medical Campus. East side location is also great for metro Detroit commuters, Eastern Michigan, Washtenaw Community College and St. Joseph Mercy hospital. Heatherwood and Weatherstone - Southwest Ann Arbor. Consider if: You want lots of value for your dollar; a 2 bedroom, two bath condo with a garage priced under $150,000k (at least in spring 2014); Easy highway access and close to shopping. Built in the mid 1990's, Heatherwood and Weatherstone offer great value especially when you add in that they are in Pittsfield Township which offers considerably lower taxes. Its a 10 minute drive to downtown Ann Arbor. The feel is strictly suburban. Great proximity to shopping - near Meijers (Michigan's versions of a Walmart - a megastore with everything), Target, Best Buy, and other big box stores. Its a couple of minutes to Cranbrook Village shopping center with features Whole Foods, REI, Pier One Imports and lots of restaurant options. Heatherwood and Weatherstone condominiums offer mostly two bedroom, well-lit, contemporary floor plans. Many have an office that can be used as a third option. Most are in buildings with a shared hallway entrance, though some have separate entrances. Nielsen Square - Hospital district, downtown Ann Arbor. Consider if: you want to walk to the University of Michigan Medical Campus; want a newer contemporary floor-plan with lots of square footage and attached one and two car garages. Built in the early 2000's Nielsen Square features contemporary two and three bedroom floor plans. The larger unit features a huge master suite with a large office or sitting area on the second floor and a second bedroom on the main floor. Sometimes the upstairs master is split into two bedrooms making this a three bedroom condo. Large kitchens and a huge living room with a two story vaulted ceiling. The garage offers two car end- to- end parking. The smaller two bedroom floor plan offers a one car attached garage, a lower level with a study or family room area. River House Condominiums - Hospital District, Downtown Ann Arbor. Consider if: You want the absolute best value condominium within walking distance to the University of Michigan Medical Campus; Want a condo priced in the mid 100's, don't need a garage. Riverside condominiums are just a few minutes walk to the U of M Hospital! Simple, no frills condos. A large development, these were built in the 1960's as an apartment complex and converted to condos. Located in a beautiful setting, these condos are most often 2 bedrooms with one bath, smaller kitchen. Originally they did not have in unit laundry though some have been converted. They have hot water heat and wall A/C. What is great about these condos is location for the price! We have helped many med student parents purchase these units. When two students share one of these the price becomes very reasonable. This is just the short list of great condo opportunities available in Ann Arbor.
